Ledwin Oviedo has been investing in real estate for more than 20 years and truly believes that real estate is the single best investment that a person can make. While a new car or the latest electronics might seem like a good buy in the moment, real estate holds its value over time and eventually gives you access to cash from your equity.

Ledwin got into investment in real estate before he ever got involved into real estate on a more professional level. He became a real estate investor, and then nearly a decade later decided to become a real estate broker in 2005. He founded and incorporated Ledwin Enterprises, Inc. in April 1991, a licensed real estate brokerage firm in New York State. In the past 27 years, it has grown to a business of about 20 employees, with 4 people working in-house and 15 people out bringing in deals. Within the NYC real estate, he primarily focuses on the Bronx and Manhattan, though he’s actively purchasing properties in Westchester County, primarily in Yonkers, Scarsdale and Tuckahoe.

Within his work in real estate, Ledwin Oviedo primarily deals with distressed properties, which he acquires in a number of ways. Often, when someone dies the property is either left to someone who does not want to take care of it, or is not left to anyone, so it goes up for public auction. Ledwin acquires homes here, as well as in their foreclosure or pre-foreclosure stages. Many times the properties he purchases are in some state of disarray, so before selling these investment properties, he first rehab them and makes them habitable, pouring money into his investments for a better ROI but most importantly better lifestyle for his end buyers.

What sets Ledwin Oviedo apart from his competitors in real estate investment is his extensive knowledge base and level of experience when it comes to knowing the market. When dealing with distressed properties, you need to have that insider knowledge to inform what you’re doing because these properties can be sold very quickly. If, as an investor, you don’t know the market and aren’t 100% sure in what you’re doing, your client could lose the property, something Ledwin has seen happen numerous times. Also, he has seen new want-to-be investors lose their 10% down payment for not knowing what they were getting into.  

As a part of another business he runs, Ledwin Oviedo helps people manage their credit. When it comes to buying a house, people with less than stellar credit have so many processes and loopholes they have to navigate before they’re able to purchase a home. These individuals due to their lack of credit education end up paying unnecessary thousands of dollars on mortgages, car financing and other related credit accounts they get involved with. With every deal, Ledwin ensures that it will be a win-win for all parties involved before he gets involved; he places an emphasis on consciousness and being straightforward as the core tenets of his business and its operations.
